What the job is and when you need it

An AC pulls water out of humid air. That water runs into a pan and out through a drain line, and a clog in that line is one of the most common causes of water at the air handler.

In muggy weather it shows up within hours. A float switch in the pan shuts the system down before the pan overflows, which is why a dead AC can be a full drain.

The reported median for a drain line or pump job is $600, with the middle half at $440 to $1,000. The EPA includes drain care in its moisture guidance: keep AC drip pans clean and the drain lines unobstructed and flowing properly, because standing moisture encourages mold (EPA mold and moisture guide). ENERGY STAR lists a condensate drain inspection in its yearly checklist (ENERGY STAR checklist).

A drain that clogs once will clog again if nothing changes, so ask what was found: algae growth, a kinked or sagging line, a missing trap or a pan with a hole. Ask whether the float switch was tested and left working, not bypassed.

AC drain line cleaning and repair: the parts this job touches
AC drain line cleaning and repair: the parts this job touchesA cross-section of a house. Indoors: a wall thermostat, an indoor unit in a closet with an air filter, blower and evaporator coil, supply ducts in the attic with ceiling vents, a condensate drain line that exits through the wall, and a breaker panel. Outdoors: the condenser unit on a pad, joined to the indoor unit by two refrigerant lines and fed through a disconnect box. Highlighted on this page: Condensate drain line, pan and float switch.
  1. ThermostatThe wall control. It tells the system when to run.
  2. Air filterCatches dust before the air reaches the blower and coil.
  3. Indoor unit: blower and evaporator coilThe blower moves the air; the cold coil cools it.
  4. Ducts and ventsCarry cooled air to the rooms and bring return air back.
  5. Condensate drain line, pan and float switch on this pageCarries off the water the coil pulls out of the air.
  6. Outdoor unit: compressor, fan and condenser coilMoves the heat from your house to the outdoors.
  7. Breaker panel and outdoor disconnectThe power feed to the system, and its local shut-off.
  8. Refrigerant linesTwo copper lines that link the indoor coil to the outdoor unit.

Doing the math

A drain fix at $600 is 5 percent of the Florida median full-system price ($12,000). The comparison that matters is the damage a leak does to drywall and ceilings, which we have no data on. Treat a first leak as something to fix the same day.

Check these yourself first

Water at the air handler is the one AC problem with several safe homeowner steps: check the filter, clear the pan and look for a blocked drain line. Our leaking-water page lists them in order, and our will-not-turn-on page covers the float switch.

Questions people ask

Why is my AC leaking water inside?

The most common cause is a clogged condensate drain line that backs water into the pan until it overflows. A dirty filter that ices the coil and then melts is the other. Check the filter and the drain before calling.

How much does it cost to clear an AC drain line?

Reports for drain line or pump repairs ran a median $600 (15 reports); the middle half paid $440 to $1,000.

Why won't my AC turn on and there is water in the pan?

A float switch in the pan cuts power when the water rises, so a full pan can look like a dead system. Clear the pan and drain, and do not bypass the switch.

Can a clogged drain cause mold?

The EPA says to keep AC drip pans clean and drain lines unobstructed and flowing properly, because standing moisture encourages mold growth (EPA mold and moisture guide).

These questions come from the topic clusters below in our research on 2,095 mined questions (Leaking / dripping water, clogged drain line: 101; Won't turn on / no power / tripped breaker: 47; High humidity / muggy house: 15). The wording and answers are ours; we do not republish anyone's post.
